WHAT IS YOUR PET POLICY?

We are pet friendly with no breed restrictions up to 80 lbs. The pet fee will range from $250-$350, and pet rent will range from $25-45. Both pet fee and pet rent are dependent upon the age and weight of your pet.

DO YOU OFFER SHORT TERM LEASES?

Yes, our shortest lease term is 6 months which includes an additional premium of 20%. If you sign for a 7-9 month lease there is a 15% premium, and a 10-11 month lease is a 10% premium.

DOES THE BUS PICK UP FROM THE COMPLEX?

Yes, bus number 13 comes every 10 minutes on week days and goes to Reitz Union where you could take departing buses from there as well.

WHEN IS MOVE-IN DAY?

We lease all year round. Please call 352-377-7401 for our latest availability. 

WHAT DEPOSITS AND FEES ARE REQUIRED TO MOVE IN?

A damage deposit of $1,000 is required at the time of application to our community. This is a refundable deposit and is strictly used to deduct damages and any other balances after you move out. It can never be used towards rent or other fees accrued during the lease term. You also have the option to add a guarantor, or co-signer, to your lease. To apply as a guarantor, a full background and credit check will be required, and a minimum monthly income of three times of your rent is part of our financial criteria. Should you be approved as a guarantor at our community, the deposit will be entirely waived. In addition to our required deposit or guarantor, we require an $50 application fee and additional leasing fees to reserve a spot. For a breakdown of these fees, please contact our leasing office. DO YOU ACCEPT HUD OR SEC 8?

We welcome any source of income. However, we do not sign any additional documents and/or agreements other than our lease.

IS INTERNET INCLUDED IN THE RENT?

No, we want you to keep your options open, but we do offer free Wi-Fi in the front office, cardio center, and laundry room area.

HOW FAR ARE YOU FROM UF?

We are roughly 1.5 miles from UF.

IS RENTER'S INSURANCE REQUIRED TO LIVE HERE?

No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered. The Collier Companies does not promote any specific insurance coverage.

WHEN IS RENT DUE?

When is rent due? - Rent is due on the 1st of each month, with a grace period until the 3rd of the month without late fees. Online rental payments through the Resident Portal App can be automatically set up
